AUCTION OF PLOTS FOR
VARIOUS MEGA PROJECTS
AT BLUE AREA (EXTENSION) ISLAMABAD
Among Pre-Qualified Parties
Capital Development Authority intends to offer some commercial plots to
traders/business community for various buildings situated in F-9/G-9, Blue
Area, Islamabad. The prime motive of Capital Development Authority
is to transform the Serene City into vibrant commercial hub as well. The focus
is to extend the existing Blue Area further and develop the area at
International Standards to accommodate State of the Art Shopping Malls, Offices
and Residential Blocks.
A sum of Rs. 0.100 million as
non-refundable scrutiny fee along with credentials and Rs. 20.000 million as
earnest money in shape of pay order will be mandatory to be presented in favour
of Capital Development Authority before the start of the bid.
CDA will provide the above mentioned
land to the developers on lease basis for the use of specific purpose only.

- CDA reserves the right in its sole discretion to
issue a letter of intent to any responding consortium/Developer or
- CDA reserves the right to demand additional
information from any and all prospective respondents if deemed necessary
to supplement information already contained in the application.
- CDA reserves the right at any time either before
or after the submission of RFQ to specify additional terms and conditions.
- CDA reserves the right to modify the selection
process set forth in this document upon written notification to all
respondents which can not be rejected at the time of modification.
- Financial information submitted to CDA is a
confidential disclosure and the CDA will endeavor to treat this
information as confidential.
- Developers may change the composition of their
consortium after the submission of Qualification Documents with prior
permission of the Authority.
- Parties who are already in default in other CDA
plots /projects shall be considered unless they clear their outstanding

C4), F-9 / G-9, Blue Area Each plot size: 120’ x 100’ (1333.33 Sq Yds)
Max. Permissible Ground Coverage: 1)
Up to 4th Floor 70%
2) Above 4th Floor 50%
Max. Permissible Covered Area: 81,000
Number of Storey: Flexible to avail
the permissible covered area. First four floors can only be used for commercial
& office buildings. Above 4th floor a mix use of offices, commercial
and residential is allowed.
Maximum Permissible height: 350 Feet
Minimum Set Backs: 18’ towards
adjacent Block Side
No commercial activity below ground floor level is permissible. However,
maximum two basements are allowed to be developed to meet the parking
requirement of the building only.
Amenities like Masjid, Cafeteria, Gym etc of appropriate sizes must be
